What Is Secondary Damage from Flooding?

10/26/2020 (Permalink)

Mold growth on wall due to humidity Mold growth on the wall due to water damage

During storm season, flooding can happen in The Woodlands, TX. While the initial flood is devastating, the secondary damage that can occur as a result of the primary damage can be just as devastating. For instance, black mold needs only 48 hours to start appearing on water-exposed building materials and commercial equipment, inventory, and supplies.

Types of Secondary Damage

Flooding can wreak havoc on a business for days after the initial flood. Some of the secondary damage your business may have to contend with include:

  • mold growth
  • rot in walls
  • effects of humidity

High humidity can cause your floors and porous furnishings to irreparably warp. The interiors of walls are filled with insulation that is in danger of rotting, and the longer moisture lingers, the greater your risk of black mold growth.

Combatting Secondary Damage
The faster you act to dry the building and its contents, the less severe the secondary flood damage will be. For best results, hire a professional restoration company. They have special training and equipment for drying different types of materials.
The restoration company will mitigate the risk of further damage by getting air into the building to help speed the overall drying time. They will then determine what can be salvaged or restored and what needs to be thrown out.
You can work with them during this process. If you have important items that have been irreparably damaged, the restoration specialists can at least make the item safe to handle in its current state.
Last, your commercial building will start to look normal again as the restoration nears completion. During this final phase, it may be safe for you and your employees to re-enter the building and begin to pick up the pieces.
Experiencing flood damage is a stressful experience. Secondary flood damage, such as black mold, can make a crisis loom longer. Working with professionals is the safest and fastest route to normalcy.

Commercial Fires and Water Damage

Commercial Fires and Water Damage

After a fire at your The Woodlands, TX, business, there's liable to be a significant amount of water damage in addition to the fire damage. It's likely that automatic sprinklers have gone off, and that at least one fire hose was used to extinguish the flames. There may be saturated drywall and carpeting, which can lead to a mold problem if not addressed promptly.

This situation requires the skills of a professional restoration company. They can take care of the damage by:

  • Making a thorough inspection
  • Extracting the water
  • Drying and dehumidifying
  • Disinfecting and cleaning
  • Repairing damage and completing restoration

Damage Inspection and Assessment

The restoration company first makes a careful inspection, assessing the water and fire damage and looking for any possible hidden problems, such as water behind walls. From their assessment they can determine which specialized equipment and techniques are best suited to the task.

Water Removal

As quickly as possible, the technicians begin the process of water extraction. This minimizes the chance of more damage from secondary sources such as mold. Any excess water is removed, using heavy-duty pumps and vacuums.

Drying and Dehumidification

At this point, the restoration team focuses on removing any moisture or humidity that remains. This is done through the use of professional-strength dehumidifiers and air movers.

Cleaning and Disinfecting

After everything is thoroughly dried, the remaining items and surfaces are treated to remove any threat from microbes or mold, using a variety of specialized methods. Any lingering odors are dealt with by using air scrubbers and foggers.

Damage Repair and Restoration

As soon as all moisture has been completely extracted and any threat from pathogens has been eliminated, the repair and restoration work can start. Depending on the extent of the damage, this might involve simple tasks like replacing carpets and painting, or more complex work like rebuilding entire rooms.

If you've had fire damage at your business, you're most likely going to have to deal with water damage as well. Hiring a restoration company can ensure that both problems are dealt with quickly, safely and efficiently.

Common Questions About Category 2 Water Damage

9/1/2020 (Permalink)

If you are stuck with a broken pipe at your commercial establishment in Shenandoah,TX, you may have heard about Category 2 water damage and are finding yourself left with a lot of questions. Will water pipe repair address the issue? How damaging is this type of water? Fortunately, we have the answers you are looking for. Here are three common questions about Category 2 damage and responses to each.

What Is It?

There are three categories of water damage. They include the following:

• Category 1 damage, which is also known as “white water.” This is clean, fresh water.
• Category 2 damage, also known as “gray water.” This is water that sat too long.
• Category 3 damage. This is also known as “black water.” This water is contaminated.

In other words, Category 2 damage started out as clean water damage, but sat too long and became somewhat contaminated. Water from a broken pipe would be gray water of this kind. If you haven’t completed the water pipe repair and the moisture has sat for a couple of days, it may now be Category 2 water.

What Causes It?

As mentioned above, water that sits too long simply becomes gray water on its own. It usually comes from a higher level and seeps through building materials after your building becomes flooded. For example, water that starts on the second floor of your building is usually Category 1 water but then becomes Category 2 water as it trickles down to the first floor.

How Can I Address It?

If you handle your water pipe repair quickly, your clean water will not likely turn into Category 2 water or cause significant damage. Seek help as soon as your building is damaged to prevent a huge catastrophe. If significant damage is already present, your local commercial water damage restoration company should be able to help you complete remediation and drying processes in a timely manner to help salvage your property.

Commercial building destroyed by hurricane winds Roof damage after a fire in Egypt, TX

If you're on the unfortunate wrong end of a fire at work, the building's roof is one of the most vulnerable parts. You may not be able to salvage it, but a professional fire restoration team will help you with fire cleanup. In the meantime, there are things you and the technicians can do to minimize the damage and protect the building from harm.

Your First Steps

Facing a fire in the workplace may be a nightmare scenario, but it's important to act calmly wisely. Before you think about fire cleanup, take the following actions:

  • Make sure everyone in the building safely evacuates.
  • Call 911 to report the fire.
  • Notify your insurance company of the incident.
  • Contact a fire mitigation team to assess the damage.

Tear-out and Removal
Crews should remove any wet or damaged materials from the building. Technicians may be able to salvage some items. Ruined roofing materials should be discarded before the roof repair can begin.

Tarping Options
While crews clean inside your Egypt, TX, building, team members will enlist tarp services to cover the roof. After a fire, there will likely be gaping holes in the roof, which exposes your building to the elements. The restoration team will cover these areas with durable tarps until it is time to start rebuilding. This will protect your workplace from rain, snow, and wind.

Board-up Services
Fire cleanup will also include a concerted effort to protect your building, and everything you have inside that is still intact. By boarding up windows, doors, and gaps, you can have peace of mind knowing that vandals or other intruders won't have easy access to your building. Once the crews have rebuilt the roof and finished all other restoration work, you can safely return to your office.
The fire cleanup process can be complex. Luckily, you can rest assured that professional technicians will have you back on your feet soon.

How to Handle the Problems of a Big Storm

When your company is in the midst of a storm, you want help and guidance from a storm damage team that is Here to Help. That's because a big storm can create a lot of problems for your company, including the following:

  • Mold growth
  • Flooding issues
  • Water damage
  • Contamination of materials
  • Electrical system failures
  • Leaking roof

There is never a good time for a large storm to hit your business. In a worst-case scenario you could face a lengthy business interruption. That's why a storm damage company in Conroe, TX, is a good place to start with your recovery.

Taking Care of Mold Growth
Any situation that brings in excess moisture (such as flood water) to your facility increases the risk of mold gaining a foothold. Mold is a naturally occurring fungus, and it is present just about everywhere. Under the right conditions—extra humidity, hidden corners, and cool spots—it can grow quickly. It only takes a few days for mold to develop into an unsightly colony that creates a musty odor and degrades walls and furniture. Effective mold remediation requires knowledge, training and the proper equipment. Since mold is made up of microscopic spores that get into the heating and cooling system, fast mold containment is important, as is a vigorous cleaning and deodorizing process.

Addressing Sewage Loss
Sometimes a big storm affects your plumbing system, resulting in a sewage leak. When this happens, professional cleanup is crucial. The water is likely to be contaminated with unhealthy substances; therefore, cleanup workers should wear personal protective equipment. Also, extra precautions should be taken so your employees and customers are kept away from contaminated water. Special treatment of belongings, walls, furniture, and clothing is required if these items are tainted with sewage.
Whether your company experiences mold growth after a storm or some other issue, a quick recovery is desirable. You want to get back to doing what your company does best.

How Water Damage Leads To Mold

Digital temperature and humidity control Keep indoor humidity below 45% in your building to avoid the possibility of mold growth

How and Why Water Problems Lead To Mold?

If your business in Rayford, TX, has experienced water damage you may be at risk for mold problems as well. Fortunately, a local restoration company can help with cleanup and mold prevention, but you may be wondering how and why water problems lead to mold. Here are a few things you may want to know.

1. Creates Damp Conditions

Untreated water problems can soak in leaving lingering dampness which is a contributing factor for mold growth. Mold spores grow best in areas of high humidity where there is a consistent source of water which is why it’s most often found around spaces where there has been a leak or flooding of some kind. You may also want to check areas where condensation may occur.

2. Creates Ideal Temperatures

Another aspect of water damage is that the humidity can lead to a drop of temperature in the space. This is another condition many mold spore varieties grow well in. The presence of water may also help keep the temperature consistent which can allow the spores to grow without freezing or growing too hot.

3. Leads To Breakdown of Organic Materials

Mold spores are fungi which mean they have to breakdown and absorb organic materials in order for mold growth to occur. This process is made easier by the fact that water can help dissolve the materials they need. Water caused damage can lead to problems with material integrity which can help the mold get the nutrients it needs to grow. These organic components could be wood, drywall, paper, carpeting, or other plant life.
There are a few reasons water damage can lead to mold problems. Water issues can create dim conditions which can provide the water needed by spores, as well as break down the organic components they need to absorb. These conditions can also help maintain cool temperatures spores prefer to grow in.

3 Ways To Maintain Your Business's Roof

3 Ways To Maintain Your Business's Roof

A roof leak or collapse can be devastating to a business, causing flooding and ruining merchandise. Roof damage, in fact, is a difficult situation, making reopening your store in Egypt,TX, a hassle and expense. Avoiding this disaster isn't impossible, but steps can be taken to minimize the chances.

1. Attend to Small Problems Quickly
Don't assume your structure is intact simply because you can't see water stains. Wind damage and harsh rain can wear it down, causing tiny complications. Contact roofing specialists to conduct biannual evaluations, looking for any of the following issues:

  • Peeled edges
  • Cracked roofing
  • Missing shingles
  • Flashing issues

Leaving any of these unattended exposes the building to leaks and water damage. Fix things as soon as they come to your attention.

2. Tend To Drainage and Debris Early
Are gutters clear? If they become clogged, backups happen, allowing water to build in areas it shouldn't. This pressure could add unneeded pressure to the top, essentially weighing it down. That collapse is not pretty. Have property management look at the gutter system regularly, scheduling clean outs. Trees and brush become an additional hazard. Roof damage often happens when limbs and branches are picked up during storms and then thrown into the roofing. Those smacks punch holes and remove the protective shingles. To avoid this, have someone trim the foliage and, before a major weather event, pick up anything loose on the ground.

3. Apply To Insurance Immediately
If you need help restoring the premises, contact a water restoration company to inspect the establishment, looking for mold and flooding complications. Their recommendation may indicate a roof rebuild is needed. Don't underestimate that decision. Work with your insurance company to discuss the need, giving you the comfort of a secure new ceiling. In fact, ask about waterproofing for the future. This sealant might aid in keeping leaks from sprouting up in the future.
Roof damage has preventative measures. By looking at it periodically, management might find the weak areas, offering a chance to stop a major catastrophe. In addition, don't forget that taking care of the landscaping may also ward off potential troubles.

How Do I Maintain Fire Sprinklers in My Building?

9/28/2019 (Permalink)

Commercial fire sprinkler system Commercial fire sprinkler system in Egypt, TX

Most people expect sprinkler systems to work as expected, but malfunctioning sprinklers can cause water damage to your business. Without proper sprinkler maintenance, sprinklers can go off unexpectedly and damage assets such as carpets, drywall and important documents. Even worse, unmaintained sprinkler heads may not work properly if there is an actual fire in the building. If you own a business in Egypt,TX, it is important to protect yourself by performing some routine safety checks.

Cleanliness Is Key

Keep the fire sprinklers and the area around them clean and neat. Fire sprinkler heads should be cleaned periodically with a mild degreaser solution. This is especially important in areas where grease builds up, such as kitchens. The area around the sprinkler heads should be kept clutter-free so that nothing is in the way of the path of the water. There are several common items that could be blocking the flow of water and should be checked to ensure proper sprinkler maintenance:

  • Tall plants
  • Unattended ladders
  • Tall storage cabinets
  • Tall bookshelves

Inspections Are Necessary

You should have a professional perform an inspection at least once per year, more often in certain situations. They will check control valves and water pressure to make sure everything is in the on position and that there is enough pressure for the water to reach all the designated areas. They will also check the system for leaks or corrosion and make sure everything is properly calibrated. It should be noted that if you have manual control valves, you should check these weekly to make sure they are in the open position. Regular inspections can save your business from lost revenue and restoration bills.
A lack of sprinkler maintenance can be a costly mistake if damage occurs. You should check your systems often and have them regularly inspected by a professional. If you end up with water damage from fire sprinklers, you may need the help of a professional restoration service.

How To Protect Your Commercial Property After a Fire

Here Are Three Ways To Protect Your Commercial Property After A Fire

There are a host of reasons why a fire at your commercial property can be stressful. How quickly can the remediation process begin? Should you install a temporary security fence? What will insurance cover? Here are three ways to protect your property — and your peace of mind — immediately after a fire.

Yes, You Should Put Up a Fence

After a fire, it's time to start the remediation process. When the fire cleanup team leaves for the day, however, your property will be unoccupied, no matter what state of repair it's in. Installing a fence can protect the premises from the following:

  • Liability
  • Looters
  • Vandalism

When the fire cleanup professionals leave for the day, you'll be responsible for the property and what's on it. That means that if an employee sneaks by to pick up a personal item and slips on some water or steps through a weakened floor, you could be held liable for his or her injuries.
Installing a temporary security fence can also prevent your property from more ill-intentioned individuals who may want to steal items from your business, take building materials, or destroy and deface property. It's worth noting that if intruders are harmed on your property, you could be found responsible for their injuries as well.

Cover the Roof With a Tarp, Too

Humans are only half of the equation when it comes to protecting your building during fire cleanup. You'll likely have the weather to contend with as well. Employ tarps to shield holes in the roof from rain, sleet, snow and hail.

Board Up Any Temporary Openings

An open window or door invites intruders — and not just teenage vandals or thieves looking to snag a slightly singed computer. To prevent animals from temporarily joining your workforce, board up any opening that wouldn't normally be there. Like the roof tarp, these barricades will keep out high winds and other inclement weather as well.
A fire at your commercial property in The Woodlands,TX, can be overwhelming. Protect the premises from the get-go with a security fence, tarps and boards, and you can begin decreasing your stress levels just as swiftly.

Mitigation and Restoration: What's the Difference?

11/7/2018 (Permalink)

Water damage restoration in a Egypt,TX commercial building

If your Egypt,TX, business has been affected by severe flooding or rainstorms, chances are you've contacted a flood cleanup company to help get your building back to normal. You'll probably hear the terms "mitigation" and "restoration" used quite a bit, and you may be unclear about the difference. Here’s a look at what each means.

Mitigation

Mitigation is your first line of defense after your building has been damaged and includes measures used to stabilize the situation before more damage can occur. The mitigation company should respond quickly and take steps such as:

  • Inspecting damage
  • Making sure the structure is stable
  • Boarding up windows
  • Setting up tarps
  • Removing furniture and other items
  • Storing property
  • Extracting water

A flood cleanup company responsible for mitigation takes the first steps in dealing with the damage, but depending on the severity, further work may be needed to prevent bigger problems and eradicate the possibility of health risks from mold or other pathogens. This is where restoration comes into play.

Restoration

A restoration company is responsible for bringing your property back to the state it was in before the storm damage occurred. Once mitigation has been completed, the job of repairing structural damage can begin. The company should clean and sanitize any parts of the structure that have been exposed to mold, bacteria or other pathogens, and can disinfect and restore any salvageable items that have been removed from the building. Restoration can be a lengthy process, depending of the severity of the storm damage. After everything has been dried and disinfected, repairs might range from replacing some drywall and painting to rebuilding entire sections of the structure.

In many cases, a flood cleanup company can offer both mitigation and restoration. Now that you have more insight into what to expect from both types of services, you should be able to make an informed decision when choosing a company.

Business Insurance: Your Saving Grace When Water Damage Sneaks Up

Commercial water loss in Conroe, TX

Water is a lot more damaging than most people give it credit for, and even a minor leak can turn into a costly and time-consuming property issue. When it affects a business, water can destroy important documents, expensive equipment and office furniture, not to mention the building itself. For this reason, business owners should invest in a sound business policy that covers perils such as water damage.

What To Look for in Your Commercial Insurance Policy

Most commercial insurance policies for water loss cover damages caused by burst or broken pipes and gradual leaks. Unfortunately, many policies contain exclusions, which you want to be aware of so that you can ensure you are covered for the appropriate risks. Some exclusions to look out for include the following:

  • Concurrent causation
  • Floods
  • Backup of sewer or drains
  • Water damage from storms

Unfortunately, many business insurance policies require business owners to carry a ride-on policy for each of the four aforementioned perils.

Why It's Worth Your Money To Add Ride-On Policies

While ride-on policies may cost a bit more to purchase, they are well worth the extra cost. Water damage is not limited to the pipes or surrounding areas. If left untreated, water can result in damage to the carpets, inventory and the overall structure of the building. Moreover, water can result in mold and corrosion, two issues in and of themselves that are costly to remediate. Then there is the cost of water cleanup. Depending on which Conroe,TX, water remediation team you hire and the extent of damage, the cost of cleanup can cost anywhere from hundreds to tens of thousands of dollars.

It is true that commercial disaster insurance can be costly, but the truth is that the cost of coverage is far less than that of remediation. If your building does happen to be subject to water damage, you will discover that your monthly premiums more than pay for themselves.

Why Does Mold Keep Coming Back?

7/14/2018 (Permalink)

The quick, and accurate, answer to repeated mold growth is water trouble. Knowing this, however, doesn't always help you prevent further growth and contamination, especially after repeated growth in the area. You shouldn't be too hard on yourself; mold is well-known for cropping up again in the same spot. This is especially true when you've had water damage on your The Woodlands, TX property.

The Reasons for the Return

Certain properties of mold can help you understand why it keeps coming back:

• Most molds aren't harmful. These organisms exist everywhere, inside and outside. Most of the time, molds aren't dangerous and are often helpful. However, certain types, such as black mold, can be unsightly and costly.
• Molds are fungi. They reproduce by spreading spores. To facilitate colony growth and the spread of spores, thread-like hyphae (branching filaments of mold) release enzymes and spores. If a hypha is detached from the rest of the colony, it can begin to take root and establish a new colony on a new surface.
• Mold is microscopic. This means it can get into places that you may not think possible. It also makes it very hard for you to clean mold completely with a spray solution and scrubbing. For example, you probably can't access both sides of the drywall, but when there's high humidity, this is an ideal location for mold growth.
• Mold grows quickly. Whether spores are carried into an area through the ductwork or hyphae have broken off and transferred to a new surface, it only takes 24 to 48 hours for a new colony to take hold.

Prevention and Remediation

The best route for water damage restoration is to work with a professional and prevent water damage. Inspect your property for any leaking pipes or faucets, install a dehumidifier, and keep the property well-ventilated. Any fabrics that get wet often, such as towels, washrags, and coats, should be hung where they can dry completely.

When you don't know what else to try, contact a professional. These The Woodlands, TX experts can handle problems in inaccessible areas, locate areas of moisture you couldn't find, and provide education for further prevention of mold. Category 3 Floods at Your Business: The Benefits of Using a Professional Cleanup Service

6/22/2018 (Permalink)

When plumbing mishaps occur at your The Woodlands, TX business, some might be simple to mop up. However, cleaning and draining flood water that comes from an overflowing toilet or sewer backup can be more complicated. Unlike category 1 or 2 flooding, where the water comes from a clean source or may contain some contaminants, category 3 water typically contains urine, feces and caustic toilet chemicals. Calling in a flood damage and cleanup service to handle this type of flood may benefit you and your business in several ways.

Thorough Cleaning Processes

Flooding from a toilet overflow is sometimes known as black water because of its level of contamination. Your building’s toilet may back up and flood a bathroom for several reasons, including:

• A malfunctioning flushometer
• A sewer backup or failure
• Clogged or broken pipes

A service that specializes in category 3 water cleanup has a variety of tools on hand to ensure a thorough cleanup. Flood techs may bring in trash pumps and underwater sump sumps to drain away the mess.

Restoration Services

A flood cleanup company may be able to offer you a variety of aftercare services, including the restoration of damaged rooms and items. For example, if your building’s bathroom floor was stained by black water, flood and restoration techs can advise you about what might be salvageable and the steps they will take to repair the floor.

Deodorization Services

Category 3 flood water can leave an unpleasant odor behind, even long after it is drained away. Sprays and other room deodorizers may only mask the smell for a brief time and lingering odors may start to spread. A professional cleaning service can clear the air with several specialized deodorizing processes that will leave the bathroom smelling fresh and pleasant.

Toilet flood water might leave your The Woodlands, TX commercial building looking and smelling like a sewer. However, a professional water damage and cleanup company has a variety of beneficial services that can restore it into a space you will be proud to call yours. Dividing Responsibilities: Who Pays for Damages in an Apartment Fire?

5/21/2018 (Permalink)

If your commercial property in The Woodlands, TX, is a rental unit, dividing responsibilities after a fire may be tricky.

Dividing Responsibilities: Who Pays for Damages in an Apartment Fire?

Commercial property that has both an owner and a renter should have clear documentation as to each party’s responsibilities. For example, in the lease agreement, it is standard to denote who is responsible for utilities and damages. When there is an apartment fire in The Woodlands, TX, this differentiation becomes even more important. What part of the fire damage is the responsibility of the owner, and what part is the responsibility of the tenant?

Owner Responsibilities

After a fire in an apartment building, the owner needs to take stock of the structural damage. There are several elements to consider in this list:

• The building itself
• Other structures on the property, such as a storage shed or pool
• Internal structures, such as staircases, countertops or walls
• Appliances or fixtures provided by management, such as refrigerators or bathtubs

Fire mitigation experts can assist with detailing all the structural damage done to the property during the apartment fire. All damage or debris should remain undisturbed until professionals can assess the extent of the fire damage.

Tenant Responsibilities

All the personal belongings within the unit are the responsibility of the tenants. They should contact their insurance company to get an appraisal of how much their renter’s insurance may pay on the damage. If tenants don’t have renter’s insurance, they are likely to have to pay out of pocket to replace anything lost in the fire. If investigation proves that the fire was the renters’ fault, they may also be liable for the damage caused to the property. An investigation that indicates the owner is at fault, however, may result in a settlement offer to the tenants.

If your commercial property in The Woodlands, TX, is a rental unit, dividing responsibilities after a fire may be tricky. Rely on restoration professionals and insurance adjusters to help sort out the details of who pays for what after a fire. For more information, visit http://www.SERVPROthewoodlandsconroe.com/

Top Tips for Preparing a Commercial Building for Spring Thaw

4/19/2018 (Permalink)

The spring season can mean extra flooding in The Woodlands, TX. As the snow melts, extra water enters the ground, which can raise the water table and cause flood issues in your basement or lower levels. You cannot stop mother nature from melting the snow, but you can get your building ready. Use the following tips to start preparing now.

• Create a Plan: Having a flood plan for you and your employees can help reduce some of the stress that comes with the unknown. Part of this plan may include creating an emergency kit of food and first-aid supplies. Another part of your plan could be to get in touch with a commercial water damage remediation team preemptively. You may also want to make sure your building is equipped with flood insurance. Should you have to deal with a spring flood, an insurance policy can save you a major headache.
• Move Possessions: If you have valuables in lower levels of your building, you may want to move around your belongings. In some cases, you may simply need to put porous materials on high shelves to avoid the flooding damages.
• Check Drainage: Your building should be able to handle quite a bit of water coming its way. Check the gutters to make sure they are ready to carry vast amounts of water away from your roof and foundation.
• Consider Interior Threats: While many spring floods start from the outside, some may come from within. A frozen pipe, for example, could burst and create standing water in your building. Even though the weather is warming up, remember there could be some cold days ahead that could lead to frozen plumbing.

You cannot always be prepared for flooding. It happens for a variety of reasons, and it can happen in the blink of an eye. Being as prepared as possible by knowing who to call in case of an emergency can make the spring thaw a little easier to manage. The Basics of Business Interruption Insurance

3/20/2018 (Permalink)

As a business owner, you already know the importance of insurance. From liability insurance to car insurance and beyond, these plans are part of your everyday operations and allow you to conduct business in your establishment with confidence. Despite this reliance on insurance, many business owners in The Woodlands, TX are unaware of one of the most beneficial coverage options out there: business interruption insurance. It has a lot to offer, such as:

• Compensating you for business lost during a rebuild
• Covering operating expenses (electricity, water, etc.) when your building is unusable
• Pricing based on present risks in your particular business

Keeping Your Doors Open

The main point of this type of insurance is keeping your doors open while you’re undergoing a rebuild after a fire, flooding or other disaster has occurred. As you know, a closed business makes no money, and with no profit, it could be impossible to keep your business open long enough to see the repairs finished. By compensating you based on your business’s normal income and taking care of operational costs, this service is designed to make sustaining a damaged business easier until you can open the doors again.

Pricing

Business interruption insurance typically isn’t sold on its own. Instead, it will be included in a packaged deal with another type of insurance you purchase for your place of business. Much like your other coverage options, the price for this addition depends largely on what type of business you own. For example, a restaurant or any other business with a higher risk for fire damage will have a higher cost than a dentistry, just as businesses located in known flood zones will make higher payments than those that aren’t.

Adding this insurance option to your policy might cost you a little more at first, but if you ever need to undergo an emergency rebuild it could very well save your business. Visit http://www.SERVPROthewoodlandsconroe.com for more information on commercial storm damage.

Why Does Water Damage Occur With a Fire?

2/12/2018 (Permalink)

The effects of fire damage on your commercial property in The Woodlands, TX, are fairly obvious, but what about all the water damage it incurs? Fire suppression efforts are the most common cause of blaze-related water destruction, which can lead to mold problems and leave your property unusable if not immediately treated. In tandem, you’ll also have to contend with smoke-related problems and other physical hazards on your premises.

The Science Behind a Fire

Science tells us that there are four elements required to start a fire and keep it going:

• A reducing agent
• Heat
• Oxygen
• A chemical reaction

The reducing agent, commonly called “fuel,” is what it must feed on to combust and burn. Typically, most reducing agents are carbon-based, which explains why organic materials like wood are so easily consumed. Meanwhile, heat is simply the energy component, which uses oxygen to burn. All three together keep the chemical reaction going to prolong the flames and instigate fire damage on your premises.

How to Stop a Fire

To inhibit a blaze at its source, you must remove one of its four elements. Often, the quickest way to do that is the introduction of large quantities of water through a fire hose. Water absorbs the fire’s heat, then converts to vapor and reduces available oxygen. It’s a two-pronged approach, taking away the blaze’s energy and smothering it by cutting off its supply of the oxidizing agent. Unfortunately, this technique requires vast amounts of water or foam fire suppressive substances, thus flooding the property to save it.

Once a blaze on your commercial property is quenched, the fire department’s job is done. Now it’s time for fire restoration experts in The Woodlands, TX, to move in. Although fire damage and the aftereffects from smoke and water can be destructive and distressing, a professional cleanup company can assist you in getting back to business.

Frozen Pipes: What To Expect When This Happens

1/24/2018 (Permalink)

When the temperature outside gets cold, frozen pipes are always a possibility. However, there are things you can do to prevent water damage caused by broken pipes and minimize the need for extensive water cleanup.

Why Freezing Pipes Burst

Many people believe frozen pipes burst when ice expands within them. However, the real reason has to do with pressure within the plumbing. The pipes most at risk for freezing and bursting in your building are those in unheated areas, those located near the exterior of your walls, and any plumbing systems or appliances that exist on the exterior of your building.

How To Handle Burst Pipes

The best thing you can do to combat excessive water damage after a frozen pipe bursts in The Woodlands, TX is turn off the water to your building immediately. While this won’t fix the burst pipe, it will keep additional water from flowing out of it. The less water released from the pipe, the less cleanup you have to do later on.

After you shut off the water to your building, contact a restoration professional in your area as quickly as you can. By doing this, you prevent additional damage to your property while stopping mold from taking hold and spreading throughout the affected area.

What Other Prevention Tips Can You Take

A burst pipe can result in extensive damage to your building as well as damaged equipment, documentation, and inventory. To prevent frozen pipes from bursting, it is recommended that you take the following steps:

• Seal any areas throughout your building that allow cold air in, especially in areas where exposed pipes exist.
• When the temperature drops below freezing, leave the faucets throughout your building at a slow, steady drip.
• For pipes located on the exterior of your building, cover them in an insulating material throughout the duration of the winter season.

Remember, when it comes to preventing water damage, a little effort goes a long way.

Commercial Equipment Necessary For Water Damage Cleanup

8/15/2017 (Permalink)

Commercial Equipment Necessary For Water Damage Cleanup

A flooded home naturally dismays the occupants, and people often don't know where to begin when an act of nature or pipe break produces flood damage. They know that they need restoration, but they don't know how to start drying everything before the floors and walls decay and mold sets in. Whether someone has water in a home or water in a business, the services of a restoration company could save structural elements like floors and walls from water damage after a supply line break.

Any extreme situation with heavy water damage requires the attention of a professional restoration company that has skilled technicians and commercial quality equipment. These experts will know how to determine what can be salvaged and what must be replaced after water damage.

To undertake the mitigation of water damage after a water supply line break or external flood, a water cleanup company will deploy an arsenal of tools to take care of flood damage. Professional mitigation equipment includes:

Large blowers and dehumidifiers
Water extractors
Moisture detection meters
Heat injectors

The first task upon arriving at the scene of a pipe break or other flood will be to remove the water and get everything dry. A restoration company will have many pumps and hoses to move the water. When necessary, workers will use powerful extractors connected to a truck to pull water out of walls and floors. They will also move furnishings out of the flooded home as part of the restoration process. Their training includes how to judge which furnishings can be saved after a pipe break or extreme weather event like a hurricane.

Once all visible water in the home has been sucked out, technicians will perform a thorough top to bottom analysis of the moisture level in materials. Their meters can measure moisture content on the outside and inside materials. Determining what can be saved usually depends on how soon a mitigation team reaches the flooded home. Material like wood that contains cellulose is in jeopardy after it soaks up water equivalent to 20 or 25 percent of its weight. Wood floors will warp at that level and require replacement even after water cleanup. Carpeting that has been saturated for 24 hours will likely need to be torn out. The same need for speed applies to water in a business as a result of a pipe break. The sooner a water cleanup crew makes it to the scene of the supply line break, the greater the chances of salvaging important items like appliances and flooring.

After technicians remove ruined materials, they will begin the drying process. The commercial-grade blowers and dehumidifiers deployed by the mitigation team exceed the capabilities of fans sold on the consumer market. Drying is essential to restoration because any traces of moisture left by water in a home will rot materials over the long term and produce a musty odor in the building. Technicians will also have heat injector equipment to drive moisture out of hard-to-reach areas like ducts or utility closets. The same methods will apply when water is in a business.

The application of fungicides and bactericides might also be necessary. Flood damage experts will perform tests to identify the presence of hazardous pathogens within a flooded home or business. This element of water cleanup will be especially important if sewage contaminated the water in the home. Flood damage workers will test and clean until all traces are gone.

People confronted by a supply line break can expect restoration efforts to prevent the development of mold. Although a disaster like water in a business needs the dedicated attention of a restoration company, their efforts will produce dramatic results. A few days of drying will return a building to a safe and habitable state that is ready for cosmetic repairs.

What Happens After Commercial Fire Damage

8/15/2017 (Permalink)

What Happens After Commercial Fire Damage

Fire damage can be especially devastating to home and business owners. If your structure happens to survive the fire, you'll be left to deal with a host of issues, including smoke damage, soot damage and many similar challenges. The process of fire damage restoration can be vexing to the average person. Most people never encounter a serious fire in their lives, so they simply do not have a guide book on fire cleanup. What should you do when fire damage threatens your home or business? Getting on the horn to a restoration company is a great step. While some might think fire damage and smoke damage are do it yourself jobs, an experienced commercial fire damage company is more than necessary when you face fire in your home or fire in a business.

Safety is the number one priority

After you make the call to a restoration company to handle your fire damage restoration, you should exercise extreme caution. You may board up your home or business in anticipation of fire cleanup. Structural issues may exist in your home, and beyond that, the fire department may have cut holes in the property to fight the fire. Whether it's for a fire in the home or fire in a business, the smart property owner will tread carefully, avoiding the structure altogether until commercial fire damage repair is completed.

Contacting the insurance company

In order to get the ball rolling on the fire loss process, you may start by contacting your insurance company. Your insurance provider will link you with a fire damage company that can provide professional assistance. They will also advise you on how to itemize the losses you have suffered. During the process, it will be important to keep track of every dollar you spend during the fire cleanup process. For fire in a business, this type of record keeping should be routine. Homeowners who suffer fire damage and smoke damage will have to be more careful to keep their accounting in order.

Working closely with the authorities

Your local police department and fire department will play an important role whenever you have soot damage from a fire. The fire department may advise you to board up the home until a commercial fire damage company has fixed the issues. You may learn that smoke damage and soot damage make the home or business unusable for a short time. Beyond that, your utilities may need to be shut off until the fire cleanup process is completed. Your local fire department can provide advice on when the smoke smell will clear and what steps you should take next.

It's important to let your local police department know if you are going to board up your property and leave in the wake of a fire. This will give the authorities a chance to keep an eye on your home after you have chosen to board up and before the restoration company gets there to commence its work. Abandoned homes are popular among vagrants, so you'll want the extra eyes keep your property safe.

Working with a fire damage restoration company
Fire damage restoration is much easier when you enlist professionals to do the job. Getting the smoke damage and soot damage out of the home can require professional equipment and expertise. The smoke smell will only clear if you're willing to let restoration company complete its process. Don't overreact to the smoke smell and pressure the commercial fire damage company to work too quickly. When there's a fire in the home or a fire in your business, good companies will work tirelessly to get you back in that property if at all possible.

After there's been a fire in your home, a professional company will let you know whether it's possible for you to return. If the smoke smell has abated and the structural integrity of the home is intact, you may be able to return. You'll never know, though, if you don't allow a solid company to investigate, assess and work on the property.

The Woodlands and Conroe Commercial Property Care: Protecting Property and Profits from Water Damage

3/24/2016 (Permalink)

Water Fact: Water is capable of dissolving a variety of different substances. In fact, water is known as the “universal solvent” because it dissolves

Water is one of the most destructive elements a building can be subjected to. Water damage in The Woodlands and Conroe commercial properties can lead to mold infestations, compromised foundations, and other substantial structural issues. While most people just think of floods causing water damage, sewer backups, broken water pipes, high water tables, and fires can cause significant damage to commercial properties throughout the greater Houston metropolitan area.

Here are 7 ways you can protect your property and profits from water damage:

1.     Ensure Storm Water Flows Away From Foundation. When a severe downpour occurs, does water flow away from the foundation, or towards it? It is possible to mitigate some water damage by adjusting landscaping and hardscaping to direct water into a storm drain, or other lower lying area of the property.

2.     Install a Sump Pump for High Water Tables.  In the Houston area, we have a lot of ground water. A sump pump can work to keep water out of the basement in your Conroe or The Woodlands commercial property. Often, they are installed in conjunction with a French drain that runs around the exterior of the foundation. The water drains into a pit, and then the water is pumped out, a safe distance away.

3.     Fix Your Leaky Roof. Even a small leak in the roof of a property can cause significant water damage restoration, and may even lead to a hidden mold infestation requiring mold removal services in your commercial property. It is wise to have your roof inspected annually, and after major storms roll through the area.

4.     Consider Larger Gutters and Spout Extenders. The SERVPRO of The Woodlands and Conroe team often see water damage caused by gutters that are simply too small for the building. Larger gutters and spout extenders can move water effectively away from the building thereby reducing the risk of water damage.

5.      Get Plumbing Inspected. Sewage backups and water main breaks continue to challenge business owners and property owners throughout our area. In our area, it is common for tree roots to seek out sewage lines, compromising their integrity, and leading to a catastrophic backup. If you suspect the main line, or any other pipes in the building are compromised, have your system inspected promptly.

6.      Backup Computers and Digital Files Offsite. There is always the chance, regardless of your best efforts, that a flood will occur on your property. In order to protect your business, it is highly recommended that all digital files be backed up regularly to a secured offsite location.

7.     Take Time to Write an Emergency Communication Plan. In the event of a catastrophic natural disaster, it is essential that you, your employees (or tenants) know how to best get ahold of you, and the proper protocols to follow. An automated phone messaging or text messaging system can help to alleviate the stress of communicating with key team members, vendors, and your customers.

Your local Houston SERVPRO responds fast to any size disaster to help you quickly get back to business. Regardless of the cause of the water damage in your Conroe or The Woodlands commercial property, we will evaluate and assess the damage, remove the water, clean and disinfect, and dehumidify the property properly with our state-of-the-art tools.
